Both are nothing more than byproducts of a firming economy & are not to be feared. After experiencing the lowest rates for borrowing in over 50 years we have become a little used to these advantageous rates, a hallmark of one of the longest economic downturns on record. Banks report that with little benefit from fixing rates for mortgages many borrowers have opted to let their mortgages float. As rates begin to rise there will be tangible benefits to be made in fixing at least a proportion of borrowings, giving surety & certainly representing some financial gain as well. A healthy economy could see rates return to between 7 to 8% over a 24 month period. With a career spanning over 25 years this will still allow more affordable funding of property purchases than I have experienced in most of that time, particularly when you look at the giddy heights of 23% as seen in the mid to late 1980s. We are now entering a stable time to be buying. Our advice, buy now, fix the majority of the mortgage for 2 - 4 years & leave a portion floating to allow for lump sum payments to reduce debt as you enjoy the benefits that the strengthening economy will deliver.
